The housing stock in the West Island

Dollard-Des-Ormeaux, Pointe-Claire, Kirkland and Beaconsfield were largely built between 1965 and 1990: detached single-family homes, full-height basements, multiple bathrooms and a great deal of tile installed in the 1990s and 2000s. This housing stock produces projects at a scale you rarely see on the central island — a 600 to 900 sq ft basement in one continuous run, or an entire main floor. At those areas the rate drops to $16/sq ft and the math turns decisively against re-tiling. Access helps too: a driveway, a ground-level door, somewhere to unload. A working day in the West Island is more productive than a day in a Plateau plex, and the pricing reflects that.

What to plan for in the West Island

The West Island is a predominantly anglophone market and we work entirely in English here — quote, contract and follow-up. Two local technical notes. Basements in this area sometimes have moisture coming up through the slab: we test before applying, because microcement over a damp slab eventually blisters. If moisture is present we install a barrier first, which adds to the quote. And on garage slabs we use a different system, built for salt and freeze-thaw.

Frequently asked questions — West Island

Does it work in a basement?
Yes, it's one of our best applications, provided we check the slab for moisture. We test on the visit. If the slab is transmitting moisture, a barrier goes down first — that's an addition to the quote, but skipping it leads to delamination.
Does the price drop for a large area?
Yes. From 500 sq ft the rate is $16/sq ft instead of $19 or $23 for small rooms. Past 1,000 sq ft we come off the rate card and price it custom.
Do you work in English?
Entirely. The site, the quotes and all communication exist in English, and our applicators work in both languages.
