The housing stock on the Plateau
A typical Plateau triplex went up between 1900 and 1930 on wood joists that have sagged a few millimetres at the centre of the room. Putting tile on top of that means adding weight and a rigid surface to a structure that still moves a little every winter — which is why the grout cracks after three years. Microcement weighs a fraction of that and stays flexible. The neighbourhood's other quirk is rooms that aren't square: in a bathroom where no two walls are parallel, a tile grid announces the problem, while a continuous surface makes it disappear.

PricingWhat to plan for on the Plateau
Parking is the real constraint here, not the technique. We plan material delivery around permit zones and street restrictions, and unload in one go rather than holding a space all week. Exterior spiral staircases, narrow interior stairs, occupied units above and below: we work in sections so the bathroom stays usable as long as possible, and we use low-odour products — which matters in a plex where neighbours share the stairwell.

Frequently asked questions — Plateau-Mont-Royal
- My plex floor isn't level. Is that a problem?
- No, but we need to know in advance. Microcement follows the shape of the surface; it doesn't level it. If the dip is significant we apply a self-levelling underlayment first, which adds to the quote. We measure the variation during the site visit.
- Can I stay in the unit during the work?
- Usually yes. A full bathroom takes three to four days, two of which it's unusable. For an open-plan floor we can work in sections if you only have one bathroom.
- Does it make sense for a rental unit?
- Yes, and the math is good: no grout to scrub between tenants, and resurfacing costs less than a new tile floor. The $3,900 project minimum still applies.
