The housing stock on the South Shore

The South Shore reads in two layers. Saint-Lambert, Greenfield Park and old Longueuil have smaller post-war houses, with bathrooms and entrances re-tiled once or twice. Brossard, Candiac, La Prairie and Sainte-Julie are far newer: 2000s and 2010s construction where the builder laid large-format tile in the entrance, kitchen, hallways and every bathroom. That second profile is our most direct argument — the tile is new, in perfect condition, and the owner simply wants something else. Demolishing it would be absurd. Microcement goes over the top in three to four days without touching cabinets or baseboards. Boucherville and Saint-Bruno add a third profile, with larger houses and finished basements that comfortably clear the 500 sq ft tier.

What to plan for on the South Shore

The South Shore is easy to work in and the quote reflects it: park in the driveway, ground-level access, no elevator constraints. Two exceptions worth knowing. Condo towers along Taschereau and near DIX30 behave like Montreal's: elevator booking, insurance certificate and RBQ licence on file with the board, with one to two weeks' notice. And for a single project under 200 sq ft — one small bathroom — the $3,900 project minimum is often the deciding factor. We say so upfront rather than after the visit.

Frequently asked questions — South Shore

My tile is only ten years old. Should I really keep it?
Yes, and it's an advantage. Recent, well-bonded tile is an excellent substrate: less preparation, so a lower quote. We check that no tiles sound hollow, fill the grout lines, and coat over it.
Do you work in the DIX30-area condo towers?
Yes. It requires booking the service elevator and providing the board with our insurance certificate and RBQ licence. Allow one to two weeks between accepting the quote and starting.
Does the $3,900 minimum apply to a single bathroom?
Yes. One small bathroom on its own almost always falls under that threshold at the posted rate, so the minimum becomes the price. That's why many clients add the entrance or a second room to the same job — the marginal cost is much better.
