The housing stock on the North Shore
The North Shore developed late and fast, mostly from the 1990s on. The result is large houses with open plans, full-height basements and two or three bathrooms. Unlike the island, there's almost no structural constraint here — floors are straight, slabs are recent and poured over a vapour barrier, rooms are square. The practical consequence is minimal preparation and a crew that moves quickly. The typical projects here are also the biggest we see: a whole main floor, an entire finished basement, sometimes both in the same job. Past 1,000 sq ft we come off the rate card and build volume pricing, and this is where that happens most.

We serve the whole North Shore, but one point deserves transparency: the drive from Montreal out to Mascouche or Terrebonne is real, and it's built into the mobilization line of the quote. In practice that means very small projects are less attractive here than on the island — a single 150 sq ft job in Mascouche costs the same travel as a 1,200 sq ft one. If your project is small, tell us: we can often schedule it the same week as another job in the area and adjust the price accordingly.

- What is volume pricing?
- Past 1,000 sq ft the rate card stops being the right tool: mobilization cost spreads across a much larger area and we can do better than $16/sq ft. We build a custom price instead, within 24 hours like every other quote.
- Do you travel out to Terrebonne and Mascouche?
- Yes, regularly. Travel is included in the quote, not billed as an extra afterwards. For a very small project we may propose combining it with another job in the area to bring that cost down.
- Do recent slabs need less preparation?
- Yes. A post-1995 slab poured over a vapour barrier is an ideal substrate: light grind, primer, and we apply. It's one reason North Shore projects move quickly.
